Project overview

The Estuary is a residential development designed to deliver high-quality contemporary housing within a carefully considered site context. The proposal focuses on creating well-proportioned homes supported by strong spatial layouts, access to daylight, and a clear relationship between internal spaces and the surrounding environment.

The scheme forms part of a broader approach to sustainable residential development, balancing density, liveability, and architectural clarity.

The challenge

The key challenge for The Estuary was to achieve an efficient residential layout while responding sensitively to site constraints, neighbouring development, and planning policy requirements. Ensuring adequate daylight, privacy, and usable open space across the scheme was central to the design approach.

The project also required a clear architectural language that would sit comfortably within its context while maintaining a contemporary identity.

Design strategy

The design prioritises clarity of form, legibility of layout, and strong connections between internal living spaces and external amenity areas. Building massing is carefully arranged to optimise daylight penetration and create a balanced streetscape presence.

Materials and elevations are restrained and consistent, allowing the architecture to read as calm and purposeful rather than overly expressive. The overall strategy focuses on delivering homes that feel generous, well-lit, and robustly detailed.

Outcome

The Estuary presents a coherent residential scheme that responds positively to its setting while meeting modern housing standards. The project demonstrates Dann Architects’ approach to residential design, combining careful planning, architectural restraint, and attention to long-term liveability.
